Why This Comparison Matters in 2026

For over a decade, DIRTT was the premium choice for companies seeking reconfigurable office environments. The technology is genuine - parametric 3D design that generates manufacturing instructions directly, eliminating the gap between design intent and built reality.

However, the comparison has become more nuanced. DIRTT filed for CCAA creditor protection (the Canadian equivalent of Chapter 11) in June 2024 after years of declining revenue and leadership instability. The company's stock collapsed from approximately $8 CAD to under $0.20 before the filing. This does not mean the product is bad - the modular wall concept is growing across the industry. It means buyers need to consider the company's stability alongside the product's performance when making a 10-year investment decision.

Upfront Cost Comparison

DIRTT modular walls typically cost 20-40% more than traditional drywall construction for the same linear footage. A standard private office built with drywall in the NJ/NY/CT market costs approximately $3,000-$5,000 for materials and labor. The same office built with DIRTT or comparable modular walls costs $9,000-$16,200.

The premium buys three things: reconfigurability (the walls can move without demolition), speed (modular walls install in days rather than weeks), and classification as furniture rather than permanent construction (affecting tax depreciation schedules).

Total Cost of Ownership Over 10 Years

The total cost equation changes dramatically when you factor in reconfiguration. Moving an employee's office with drywall requires demolition, new framing, new drywall, taping, mudding, painting, and electrical rework - typically costing $1,000 or more per office and taking 1-2 weeks. With modular walls, the same reconfiguration costs a fraction of that and completes in hours.

For a company that reconfigures even once during a 10-year lease, modular walls reach cost parity with drywall. For companies in growth mode - technology firms, co-working operators, any business adding employees quarterly - modular walls are significantly cheaper over the full lease term.

The tax depreciation difference adds further savings. Modular walls depreciate over 7 years under Section 179. Drywall depreciates over 39 years as permanent construction. On a $200,000 installation, this difference can generate tens of thousands in tax savings in the first few years.

Acoustic Performance

Modern modular wall systems - including DIRTT, Teknion, and other manufacturers - achieve STC ratings of 45-52 when properly installed. This is comparable to standard drywall construction, which typically achieves STC 45-50.

The critical variable is installation quality, not the product itself. Acoustic performance depends on proper sealing at floor, ceiling, and panel junctions. A modular wall rated STC 50 by the manufacturer can perform at STC 35 in the field if connection points have gaps. This is why installer certification and field testing matter more than the manufacturer's laboratory rating.
