What Drives the Cost of Your Project
Scope
Furniture-only installation is the lowest tier. Add modular walls and the cost increases. Add custom millwork and it increases again. Full fit-outs with all three are the highest tier.
Finish Level
Standard laminate finishes cost less than wood veneer. Glass-front walls cost more than solid panels. Premium materials (walnut, marble, brass hardware) command premium installation rates.
Building Access
Manhattan high-rises with freight elevator scheduling, COI requirements, and after-hours-only access cost more than ground-floor suburban offices with loading dock access.
Electrical Scope
Electrical work is the single largest cost component at $46/sqft in NYC. Every outlet, data drop, and circuit added mid-project costs 3-5x its planned cost. Define electrical scope before starting.
Timeline
Standard timelines cost less than compressed schedules. If your space must be ready in 2 weeks instead of 6, additional crews and overtime shift the cost. Plan early for the best pricing.
Phased vs. Single
Installing an empty space in one phase is simpler and cheaper than phased installation in an occupied office. Phased work requires temporary barriers, after-hours scheduling, and repeated mobilization.
Section 179 Tax Deduction for Modular Walls
The IRS classifies modular wall systems as furniture - not permanent construction. This means modular walls qualify for 7-year depreciation rather than 39-year depreciation that applies to traditional drywall.
Under Section 179, businesses can deduct the full cost of qualifying equipment in the year it is placed in service, subject to annual limits. A $200,000 modular wall installation could potentially be fully expensed in year one, compared to spreading the same drywall construction cost over 39 years at roughly $5,100 per year.
Consult your tax advisor for applicability to your specific situation. Tax treatment depends on classification of the specific products installed and current IRS regulations.
